We are seeking a dedicated and proactive Caretaker to help maintain the smooth and safe running of Boreham House. This dynamic role is key to upholding high standards across the site and supporting the daily life of our thriving independent boarding and day school.
The Caretaker will work as part of the Estates Team to support site security, fire safety, cleaning, hospitality, and events, and minor maintenance, ensuring the School environment is safe, well-presented, and fully operational.
Key responsibilities:
- to be responsible for manual handling, moving furniture, lifting parcels and navigating a 30-acre heritage site (including stairs)
- to ensure the site and buildings are secure, including opening and locking routines
- to act as Fire Officer, responding appropriately to alarms and emergency situations
- to monitor, log, and manage visitors in accordance with safeguarding, security, and fire safety procedures
- to support school events and lettings, including setting up and clearing equipment and signage
- to maintain high standards of cleanliness across indoor and outdoor areas, including toilets, litter picking, and deep cleaning
- to assist with traffic management and parking during busy periods
- to carry out minor repairs and log maintenance issues accurately and promptly
The successful candidate will be expected:

- to have experience of working effectively as part of a team
- to be physically able to undertake manual handling duties across a large site
- to hold a full, clean driving licence
- to be willing to work outdoors in all weather conditions
- to have good communication, organisational, and basic IT skills
- to be friendly, professional, and approachable, with a flexible and proactive attitude

New Hall School offers an exceptional working environment. The main campus occupies the stunning Grade I listed former Tudor palace of Beaulieu. The School’s conference and events venue is at the Grade I listed Boreham House, one mile away. New Hall is a warm, welcoming, and supportive community, with a staff of around 300.
Beaulieu Park railway station is at the entrance to New Hall’s Avenue: 30 minutes to Stratford and 38 minutes to London Liverpool Street. The Elizabeth Line at Shenfield (13 minutes by train) terminates at Heathrow airport. There are nearby airports: London Stansted, London Southend and London City.
